BUCKINGHAMSHIRE – The Aylesbury Woodlands development has been granted outline planning permission by Aylesbury Vale District Council. Peter Brett Associates, working alongside our client Buckinghamshire Advantage, led the development of the masterplan for the site, welcomed the approval to progress this important development.
Aylesbury Woodlands, part of the Aylesbury Vale Enterprise Zone, is an extensive site to the east of Aylesbury, which will include commercial premises, road infrastructure, housing and leisure facilities. The development is intended to be a high quality sustainable scheme designed to deliver green infrastructure - with 50% of the site green and open.
PBA were appointed through the Homes and Communities Agency (HCA) Multi-Disciplinary Framework to support Buckinghamshire Advantage with initial preliminary technical and planning advice for the Aylesbury Woodlands site in 2014, helping to create the vision to take the site forward.
The decision by Aylesbury Vale District Council to grant permission follows an extensive programme of work, including community and stakeholder engagement in the evolution of this mixed-use proposal. PBA delivered the masterplan for the development as well as co-ordinating contributions from a multi-disciplinary team of consultants covering ecology, landscape, heritage, drainage, transport, air quality and noise.

The Aylesbury Woodlands site is bounded to the south by the A41. To the north is the Grand Union Canal; to the east is the Arla dairy. To the west is the existing urban edge of Aylesbury, including the residential area of Broughton. The site covers an area of approximately 200 hectares (500 acres). Once completed the site will offer commercial premises to facilitate employment growth, leisure opportunities to promote health and well-being and housing that includes ‘custom-build’ and affordable homes.
