Regeneration through transport solutions for a human environment

As an occupied building located at one of London’s busiest five-lane roads, the regeneration project of the Earl’s Court YMCA presented significant safety issues both on and off site. Peter Brett Associates LLP (PBA)’s breadth of CDM services successfully addressed these issues, allowing the project to go ahead despite significant site constraints.

High density traffic, limited external access and space, party wall issues and a number of potentially undiscovered structural challenges provided a need for a comprehensive plan that addressed issues on several fronts. Our planning became vital when detailed examination of the vacated structure uncovered severe timber decay, crumbling mortar and structural inadequacies throughout. Limited on site space further complicated issues.

The site expanded, using nearby parking bays for deliveries and skips which were connected to the site by a bridge over a public footpath, limiting engagement and access of the public. Structural stability was maintained with an extensive array of temporary works including support of main floor beams and joists, protecting not only the integrity of the building but providing greater safety for workers. A central braced scaffold and clear spanning roof provided additional protection for the site and workers from the elements whilst limiting outside access to the structure.
